Rental Policies and Conditions

Rental Policy 1301 The Inn at Summerwind These Policies and procedures are meant to protect our guests. All guests are required to conform to all policies and procedures. Violators are subject to eviction according to Florida Statute 509.141 AGE REQUIREMENT The individual making the reservation must be 25 years of age or older and must occupy the rental property the entire term of the reservation. Singles under 25 years of age are prohibited unless accompanied by parent or legal guardian. Restrictions may apply regarding the number of people that may accompany a parent or legal guardian. Additional restrictions may apply during the spring break vacation period. Chaperoned groups are prohibited. 1. Check in and check out: Check in is no earlier than 3:00 PM unless prior arrangements have been made. Check out is 10:00 AM. All late departures will be charged a late check-out fee equal to a ½-day rental. 2. Deposits: A deposit of $250.00 per reservation is required within 10 days of booking a reservation. This deposit will become part of the rent. 3. Cancellations: Cancellations made more that 60 days prior to the arrival date will be entitled to a full refund of the deposit. Cancellations made within 30 to 60 days prior to the arrival date will forfeit ½ of the deposit. All cancellations made within 30 days of the arrival date will forfeit the entire deposit. Early departures for any reason (including weather) are not entitled to any refund of rent or deposit. 4. Payment: Full payment is due 30 days prior to reservation dates. Refunds will not be given for late arrivals or early departures. Rental rates are subject to all state and local taxes. 5. Minimum Stay: Rental rates are based on a 3 night minimum stay. A longer minimum stay may be required during peak season. 6. Linens: Linens and an initial setup of toiletries, trashcan liners, etc. will be provided. Any additional items needed are the responsibility of the guest. 7. Housekeeping: Fees include a one-time setup and cleaning service after your departure. Each guest is required to maintain the unit as it was at check in. If the unit is left damaged or additional cleaning is necessary, you will be charged an additional cleaning fee. Please do the following prior to departure: Start dishwasher, remove sofa sleeper linens- if used, and remove all trash from unit. 8. Maintenance: We appreciate you reporting any maintenance items, and will respond to them as soon as possible. 9. Heat and Air: Please do not leave door open while air conditioner is running. Leaving the doors open will cause the vents to condensate and damage surrounding sheetrock. 10. Key Policy/Lock Outs: Guests are responsible for returning all keys that are provided in unit. 3 sets of front door keys, one fitness room key and 10 pool keys. A $100.00 lost key charge will be imposed against you for all lost or non-returned keys. After hour lock-outs will be charged $35.00. 11. Damages: Any damage noticed upon check in should be reported to the owner(s) immediately. If damage is not reported, you may be charged for the cost of the repair. The unit will be inspected upon check out. Any damages reported will be charged to you. 12. No Smoking: Smoking is not permitted in the unit. 13. Balconies: Cooking, grilling, feeding seagulls, or hanging towels, bathing suits, etc., on balconies is NOT PERMITTED. Do not lean over balconies. Most importantly, keep in mind that if something falls or is thrown off the balcony, it can cause severe and/or fatal injury to persons below. Once again, parents will be held responsible for their children’s actions. 14. Pet Policy: Absolutely no pets are permitted in rental units under any circumstances. If any evidence of a pet(s) is found in the unit or on the premises, you will be asked to vacate immediately with no refund of rent or damage deposit. 15. Hurricane Policy: Refunds will only be issued when:

• The National Hurricane Center advises that we are in a “Tropical Storm/Hurricane Warning Area” • The day that the National Hurricane Center advises that we are in a “Tropical Storm/Hurricane Warning Area” we will refund:

1) Any unused portion of rent from a guest currently registered. 2) Any unused portion of rent from a guest that is scheduled to arrive and wants to shorten their stay to arrive after the warning has been lifted. 3) Any advance rents collected or deposit for a reservation scheduled to arrive during the warning period. 16. Personal Property: We will not be held responsible for acts of theft or vandalism or other damages to the guest’s personal property or items left in the unit.
